  • Proven operational experience in the specific type of property, whether that is short-stay, long-stay, regional or metro. The requirements are different.
  • References from previous relief engagements, not just general hospitality work. Relief management is a specific skill set.
  • Understanding of the PMS and booking channels the property uses. A relief manager who needs to learn your software on arrival creates risk.
  • Clear communication with the owner throughout the engagement, not just at handover and handback.

Why This Matters for Buyers and Sellers

Nathan brings the broker’s perspective to the conversation: relief management periods often coincide with a sale. A business that runs well under relief is a business that demonstrates its systems are sound and not dependent on the owner being present every day. That is a meaningful signal to a buyer and their finance team.

  • During a sale campaign owners need to be available for inspections and conversations. A reliable relief manager keeps the business running without the owner being tied to the desk.
  • During settlement a relief period between the outgoing and incoming owner is common. How the business performs in that window shapes the incoming owner’s first impression and their lender’s confidence.
  • For ongoing operations having a trusted relief manager on file means owners can take breaks without anxiety. A burnt-out owner is a risk to the business and to sale value.
