Positioned on Old Burleigh Road in the heart of Surfers Paradise, The Penthouse is a well-presented residential complex of 54 apartments, occupying a prime spot just a short stroll from the white sand beach and the light rail corridor that links the entire coast from Helensvale through to Broadbeach. The complex is exceptionally well appointed, with an oversized outdoor pool, an integrated spa and a full-sized tennis court — the kind of facilities that keep both permanent residents and short-stay guests coming back, and keep the complex’s appeal strong year-round.
On the income side, the letting pool comprises 18 short-stay apartments, giving an incoming operator a solid, manageable income base from day one — with genuine room to grow as existing owner-occupiers increasingly choose to place their apartments back under management. The operation itself runs clean and professional: an exclusive-use office arrangement, industry-standard Hirum software, and a body corporate salary of $109,369 per annum that is reviewed annually against CPI, protecting the income against inflation while you simply run the books.
The tenure story is the headline that separates this from the pack. The letting rights are on the standard 10-year module, to be topped up in full — a full decade of income security on a contract fresh from top-up, in a market where shorter terms are the norm. That kind of bankable runway makes this not just a business, but a long-term asset. And with 32 owner-occupiers and a genuinely cooperative body corporate environment, you’re stepping into an established, harmonious relationship — not a legacy to negotiate.
Living arrangements are refreshingly flexible: onsite residence is available, and can appoint a nominee manager if you so desire. For the right operator, the generous three-bedroom, two-bathroom manager’s residence with direct office access makes it a seamless live-and-work proposition — roll out of bed, walk into the office, manage bookings, done.
And here’s the part operators love most: no gardening and no pool maintenance whatsoever. The grounds, gardens and pool upkeep are all handled and paid for by the body corporate — your time is spent earning from bookings and guest management, not mowing, weeding or brushing pool tiles. Weekends genuinely stay yours, which makes this one of the more lifestyle-friendly opportunities in one of Queensland’s most active short-stay markets.
