Ras360 Property Solutions recently presented a Queensland Office of Fair Trading-approved CPD session at the ARAMA Roadshow, reaching management rights operators from the Gold Coast through to the Sunshine Coast. Kim Jeffrey and Julia Kent delivered a 90-minute practical session with one clear focus: the letting pool is the core commercial asset of the business, and how you manage it today determines what it is worth tomorrow.

About the ARAMA Roadshow

The Australian Resident Accommodation Managers Association (ARAMA) is the peak body for the Management Rights profession in Australia, representing close to 4,000 management rights schemes nationally. Each year ARAMA hosts a number of trade expos and roadshow events on the Gold Coast, Brisbane and the Sunshine Coast, offering members the opportunity to interact face-to-face with operators, decision makers and industry exhibitors.

The CPD Roadshow format carries formal recognition from the Queensland Office of Fair Trading, meaning attendees earned accredited professional development hours for their participation. The session ran for 90 minutes followed by a 30-minute Q&A facilitated by ARAMA, where operators brought their own schemes, owners and situations into the room.

The most successful management rights businesses treat the quiet season as their reset. Pool erosion is rarely sudden. It is quiet, incremental, and almost always preventable.

The presentation, titled Defend. Build. Reward., was designed to be practical rather than theoretical. Every module connected daily operational activity to commercial outcomes: income, goodwill, sale multiplier and exit value. The session was structured across six modules, covering the full arc from understanding pool value through to technology, partnerships and a structured action plan participants could begin implementing immediately.

The Key Message: Letting Pool Erosion Is Quiet

A central theme throughout the session was that letting pool erosion rarely arrives with a clear signal. An owner becomes disengaged. Communication becomes less consistent. Another operator enters the conversation. By the time many managers are aware, the decision has already been made.

The session challenged operators to move from reactive to proactive: scheduled, consistent, value-led engagement across the year, matched to each owner type and their individual motivations.

The Financial Reality

Based on a permanent complex, losing a single key at $800 per week equates to roughly $3,328 in lost annual income. Over three years, with goodwill impact at the sale multiplier, that one key can represent over $100,000 in lost business value.

Where Leakage Enters

The five most common entry points for external agents: unit sales, informal approaches, service and maintenance gaps, perceived fee advantages, and new investors who simply do not know the onsite manager property manages.
